Autumn and Winter Maintenance

All homes, even new homes, require maintenance. As autumn approaches, protect the equity in your home by taking time to check these items in and around your home and attend to any that need maintenance.
- Test and clean smoke and carbon monoxide detectors
- Test and reset ground fault circuit interrupter (GFCI) breakers
- Test alarm system**
- Change and clean the furnace filter (monthly)
- Adjust and confirm all registers and cold-air-returns are clear of furniture or draperies
- Turn off and winterize air conditioning system, per manufacturer’s instructions**
- Turn on and clean humidifier, per manufacturer’s instructions**
- Clean aerators on faucets and showerheads
- Inspect dryer vent for lint and debris
- Operate the heating system, arrange for service if needed
- Review safe fireplace operation, arrange for professional cleaning at regular intervals**
- Pour water down the basement floor drain to prevent sewer odours from seeping into the house
- Condition all wood cabinets
- Touch up interior and exterior paint, stain, putty, caulking, and grout as needed
- Inspect overhead garage door, lubricate rollers and guides, tighten bolts as needed
- Inspect and clean gutters, downspouts, and splash pads for proper drainage away from the house
- Drain exterior faucets and remove all hoses. Close interior valve to outdoor hose connection and drain the hose bib (exterior faucet), unless your house has frost-proof hose
- Inspect weather-stripping on all exterior doors, adjust fit if necessary
- Check foundation, concrete, and yard for settling; fill in as needed for positive drainage
- Rake and compost leaves
- Seed and feed lawn
- After a snowfall, brush snow off gutters and away from downspouts, check for roof ice dams
- Remove ice and snow from concrete as soon as possible; avoid using de-icing agents with damaging salts
- On pleasant days, open windows to allow the house to breathe
- Decorate safely for the holidays. Do not overload circuits or use worn extension cords
