Things That May Not be Included in Your Purchase

When purchasing a home, there are many factors involved. One crucial aspect to examine is seeing what is included in your purchase. Unfortunately, many buyers overlook this and expect some things to be already included in the deal. To ensure that you are fully aware, consider the following items that may not be included in your purchase.

Wall Decorations

This can include a variety of things, ranging from mirrors to shelving. If you notice some wall decorations you like, ensure that you speak with the sellers about them first. There is a good chance they are bringing it with them on their move, and it is not staying with the house. If they do not agree to leave these items with you in the purchase, you will need to add them to your purchase list. If you are having difficulty finding decorations that suit your house, you can ask where the sellers’ purchased theirs or visit some nearby home stores for inspiration.

Furniture

For most purchases, the furniture in the house will not be included in the place. So this will consist of couches, chairs, tables, cabinets, and beds. If you were not expecting these items not to be included in the purchase, you would need to either move in your current furniture or purchase new furniture. To eliminate the stress of buying furniture last minute during your move, ensure that you speak with your realtor and the sellers. They will tell you what they are taking and what items may be leaving. You can then buy whatever is necessary and have it ready by moving into your new home.

Electronics

This can include both devices and house electronics. It is very uncommon for sellers to leave their TV, radio, speakers, computer, or other electronic devices when they move, as these items are valuable. This can include various things for house electronics, including an air conditioning system, fans, and wifi modem. Of course, these home electronics will most likely only not be included in the purchase if they are connected to the home. So if an air conditioner can be removed, it just may be that the sellers will bring it with them.


Appliances

This is a significant aspect of a home purchase that needs to be considered. There are many appliances in a house. For a kitchen, it can include a dishwasher, fridge, oven, freezer, and microwave. Other main household appliances can consist of the wash machine and dryer, vacuum, and heater. Whether or not you can keep appliances with your home purchase depends on both the house and the sellers. If some appliances are difficult to move or are permanently made into the structure, you most likely will have them. Yet, with most appliances today, they can easily be taken out of a home with a moving team. Depending on the sellers, you also may either keep them or not. With their move, they may wish to buy new items for their new home. Yet if they do not plan to, which many sellers do, they will take their appliances.

Above Ground Pool

This is not as common today at most houses, as many people are turning towards in-ground pools. Yet if your purchase happens to have an out of ground pool, make sure that you communicate well with the sellers and check your paperwork. Since out-of-ground pools are still expensive and can be transported, the sellers will most likely wish to bring them with them. If you are invested in keeping it, discuss options well before the purchase deal is completed.

Exterior Items

Aside from items inside the house, as a home purchaser, you need to consider everything on the property. This can include anything outside and around their property, such as lighting, garden decorations, planters, and lawn tools. Although a seller will most likely take these things, it is relatively easy to purchase new ones. There is not only a large selection of outdoor items, but they also are usually inexpensive. If you do happen to see something that you like in your new property, try speaking with the sellers, and you may be surprised if they allow you to take it.

Taking the time to examine what is and is not included in your house purchase will help eliminate any shock. You can also have more time to plan and purchase what you need to get for your new home.
